Documentation
We can start your loan with whatever information that
you have available, but before it receives final approval we will most
likely need the following:
- Photos of the property - Front, Rear, Streetview.
- Rent Roll and leases.*
- Current Income and Expense Report.*
- Previous two years Income and Expense Statements
(skip if included in tax returns).*
- Completed 1003 loan application.
- Explanation of any derogatory credit or liens.
- Two years tax returns for company and guarantors.**
- Title Search.
- Completed purchase agreement and addendums
including local requirements such as lead paint and other disclosures.
- 1031 Exchange details, if any.
*Seller needs to provide.
**Not necessary for stated income loans.
